Only the guests registered on your reservation may stay at the property at any time, and children are included in the total occupancy count. Exceeding the maximum occupancy is a serious violation of your rental agreement and may result in immediate eviction and forfeiture of all amounts paid.

No Parties or Events

House parties and events are not permitted. The number of people at the property, including visitors, may never exceed the guest count stated in your original booking.

Question 3

Quiet Hours

Accepted Answer

Quiet hours are from 10:00 PM to 6:00 AM. During this time, please refrain from gathering outside or using the BBQ, fire pit, or any other outdoor amenities. We're part of a peaceful community, so please be considerate of our neighbors at all times and avoid excessive noise, including loud music. No music is permitted outdoors at any time. Guests are responsible for any fines resulting from noise complaints. Quiet hours do not apply in the event of an emergency.

Parking

A maximum of 2 standard vehicles may be parked at the property. Please park beside the home, never on the street, and do not block the road. Improperly parked vehicles may be subject to a fine.

No Smoking

Accepted Answer

Smoking is strictly prohibited inside and outside the home. Any evidence of smoking will result in a fine equal to the maximum deposit, forfeiture of your deposit, and grounds for immediate eviction.

No Pets

Pets of any kind are not permitted anywhere on the property. Any evidence of pets will result in a fine equal to the maximum deposit and forfeiture of your deposit.

Minimum Age

The minimum age to book is 25 years.

Check-Out

Accepted Answer

All guests must check out on or before the standard check-out time. Late check-outs will be charged a full additional day, plus an inconvenience fee if it affects guests arriving the same day.

Cancellation

Cancellations made 30 days or more before arrival receive a 50% refund. Cancellations made within 30 days of arrival are non-refundable.

Household Supplies

We provide a starter supply of hand soap, dishwashing detergent, laundry detergent, toilet paper, and garbage bags, along with clean linens, bath towels, and beach towels. Any additional household and cooking supplies are the responsibility of the guest.

What's Not Included

The following are not included in your stay: daily maid service, baggage handling, pay-per-view charges, car rental, food, liquor, personal items, excessive wear and tear, and excessive cleaning upon departure (for example, stained or soiled cushions, upholstery, or carpet shampooing).

Children's Safety

This home is not childproof, and children must be supervised at all times. Please keep children from playing in the landscaping or with the furnishings. Guests are solely responsible for the safety of children in their party.

Commercial Activity and Signage

All guests agree to follow the house rules and the owner's reasonable requests. Commercial activities are not permitted at the property, and no signs, structures, or banners may be displayed or erected.

Cleanliness

Please keep the home clean and in safe, sanitary condition throughout your stay. Seal all garbage in plastic bags to help prevent odors and pests, and avoid letting trash accumulate. To protect the furniture, please use the beach towels provided on the cushions and take care not to damage them with wet or soiled clothing or swimwear.

Furnishings

Please do not move or alter any of the furnishings, and use them only for their intended purpose. Many pieces in the home are unique and valuable, so we ask that you treat all furnishings and decor with care. Guests are responsible for the replacement value of any furnishings that are damaged or destroyed during the stay.

Wear and Tear

Please leave the home in the same condition in which you found it. Guests are responsible for any waste, misuse, or neglect that occurs during the stay and agree to promptly cover the reasonable cost of repairs.

Owner's Locked Closets

Any locked closets are private and reserved for the owner's use only. These areas are not included in your rental.

No Alterations

No alterations may be made to the property, and locks may not be installed or changed.

Repairs and Maintenance

If anything needs repair during your stay, please notify the owner or property manager as soon as possible so we can address it promptly.

Right of Entry

The owner and their representatives may enter the property during reasonable hours to inspect, make repairs or alterations, and perform maintenance as needed. Please note that routine care and grounds maintenance may take place periodically during your stay.

System, Appliance, or Amenity Failures

Accepted Answer

Occasionally a utility, system, appliance, or amenity (such as water, sewer, electrical, mechanical, pool, or entertainment equipment) may fail. While we cannot guarantee a refund for these interruptions, we will make every reasonable effort to repair or replace the affected item promptly once notified. Please understand that some repairs may not be possible to complete within your stay.

Keys and Entry

Entry instructions will be emailed to you after your reservation is confirmed. A lost TV remote will incur a $75.00 fee plus replacement costs.

Your Personal Property

Accepted Answer

Your personal belongings are your responsibility throughout your stay, and the owner's insurance does not cover them. We strongly encourage you to carry your own coverage. The owner is not liable for loss, theft, or damage to your personal property, or for any injury occurring at the property, from any cause.

Lost and Found

If you leave an item behind, we'll make every effort to locate it and return it to you C.O.D. Any unclaimed items will be donated to charity after thirty days.

Question 25

Damage and Security Deposit

Accepted Answer

Your security deposit may be applied toward actual damages, excessive cleaning, additional services, moving furniture, any fines incurred, or the cost of enforcing the rental agreement. The deposit will be applied, accounted for, or refunded within 30 days after your stay. If you provided a credit card, you authorize the owner to charge any applicable amounts to it. Please report any damage you notice on arrival to avoid charges to your deposit.

Property Availability

Accepted Answer

In the unlikely event the property is unavailable or cannot be made habitable for your stay, we will either provide a comparable substitute property for you to accept, or refund all rent and fees paid and cancel the booking. These are the only two remedies available for any inconvenience arising from the property being unavailable.

Events Beyond Our Control

Accepted Answer

We cannot be held liable for events beyond our control that may affect your stay, such as acts of God, government actions, fire, strikes, severe weather, or construction noise from nearby sites. No refunds or rebates are offered in these circumstances.

Travel Insurance

Accepted Answer

We are not liable for travel disruptions, illness, injury, or loss of personal property. We strongly encourage all guests to purchase a travel or vacation insurance policy.

Release of Liability

Each guest will be asked to review and sign a Release of Liability agreement, which is a required part of your booking.
